Is it all about the cost? With summer fully blooming in Ontario, construction of everything is in full swing. This year the costs of supplies are much higher due to shortages, so many people are looking for ways to cut some of the costs.
What are your Home Projects this Summer?
What are the home repairs you’re working on this season? Is it redoing your laneway, fencing, or is it the roof?
When it's Roofing...
If it’s roofing that you’re working on, there are a few things to consider when trying to cut costs.
When a roof gets old, it can be either repaired or replaced. Repairing it may get you a few more years of use in many cases. Roofing is normally guaranteed for 20-25 years of life, so if you can stretch another five or so years with a good professional repair, it may be worth it.
Suggesting having a professional repair may sound like a very strong statement to make, however a roofing contractor can fully investigate your entire roof, which may uncover various places that unseen damages might have occurred. A professional may also recommend upgrades that would save money in the end.
What your Contractor Needs to Know
Whether the decision is to replace or repair, the contractor will need the following information in order to do his job correctly:
How old is the roof?
How many square feet require repair?
What pitch is the roof?
How many ridges and valleys are involved?
How many stories high is your home, and how many different roof levels are there?
What kind of plywood has been used and how thick is it?
What types of shingles have been used and can they be matched?
Once these questions have been asked and answered, the contractor will be able to give you a quote.
What a Pro Can Tell You
A good professional will check for missing shingles, stains on the existing roof, moisture buildup in the sub roof, proper ventilation, tornado strapping and properly installed ridges and valleys, etc. Once the contractor has made his observations and had all their questions answered, they’ll present you with a quote for either repairing or replacing the roof. With their recommendations you are much better able to make the decision, the costs involved and what to be looking for in the future.
